Confidential real estate: Some relief from the market

Real Estate Confidential is a bi-weekly chat about new listings, sales, or other inside information about the Martha’s Vineyard real estate market, hosted by Fred Roven, Owner/Broker of Martha’s Vineyard Buyers’ Agents. He appears every other Friday in La Minute.
Maybe, just maybe, there are signs buyers can breathe a moderate sigh of relief. Over the past week there were over 20 new properties for sale, and now over 150 properties are on the market. Days on the market have stabilized at an average of 144 days from a low of, well, you know, one. The best news might be that the last 30 days have seen a 5% drop in the median price of all properties sold month over month since January.
There’s a beach lot at $155,000, condos from $299,900, a quarter-acre building lot at $595,000, and a three-bedroom, two-bath cape at $895,000. $. At the high end are two spectacular Lambert’s Cove estates for $26,500,000 and $28,500,000. My preferences are normally towards the classic old vineyard and not a $28 million biophilic design, but this Lambert’s Cove contemporary will be like owning an incredible piece of art for generations to come. (Biophile means to consider yourself and nature).
Rather than describe a few properties at length, this week I wanted to present examples for each town in the vineyard with a brief description. There are plenty more to choose from, including 12 with price reductions this month that are still available.
